HVAC Considerations Before Selling a Home in Calgary

Damien McCusker

In today's competitive real estate market, most offers to purchase include an inspection clause so buyers can check the condition of the home's structure and various systems. Increasing numbers of buyers are also having in-depth inspections performed on key systems like the HVAC. This makes it essential to take the following steps with your HVAC system if selling a home is in your plans:

Have the HVAC Equipment Inspected and Serviced

If you've neglected professional maintenance this year, you'll want to schedule an appointment with a trusted HVAC company now, before you list your home with a realtor. A thorough maintenance visit should include inspecting, cleaning and tuning up all the heating and cooling components so that everything is working safely, reliably and at optimal efficiency. Once your house is on the market, replace the HVAC air filter regularly to ensure good airflow and maintain efficiency.

Take Care of Needed Repairs

If your HVAC technician notes any concerning issues during your system checkup and recommends repairs, it's worth having them taken care of before putting your home on the market so you can rest easy knowing these problems won't show up on a buyer's inspection report.

Give the Ductwork Some TLC

Leaky, uninsulated ductwork erodes your home's heating and cooling system performance, and it's an issue that an HVAC inspection can reveal to a buyer. To avoid any problems, it's wise to have the ductwork inspected, sealed and insulated before you list your home.

Consider Replacing Older HVAC Components

If your HVAC equipment is more than 15 years old, and your technician advises that it needs extensive repairs or it's approaching the end of its service life, replacing it now may be a wise decision. Although upgrading may seem like an unnecessary expense when you're planning to sell, buyers may have second thoughts about making an offer on your home if they learn that they'll likely face a costly HVAC system replacement soon after closing.
